The Problem with Traditional Roof Inspections
Roof inspections have historically been expensive, slow, and disruptive. Erecting scaffolding around a residential or commercial building takes time, requires access negotiations, and costs money — often more than the inspection itself warrants.
Cherry pickers and rope access teams are faster alternatives, but they still require specialist contractors, risk assessments, and significant disruption to occupants or operations.
For many buildings, particularly those in use or with restricted access around the perimeter, getting eyes on the roof has simply been harder than it needs to be.
What a Drone Roof Inspection Involves
A drone roof inspection uses a UAV equipped with a high-resolution camera — often with zoom and thermal imaging capability — to systematically capture the roof surface from multiple angles.
The drone can inspect:
• Ridge tiles, hip tiles, and verge tiles for cracking, displacement, or missing units
• Chimney stacks, pots, and flaunching
• Lead flashing around dormers, valleys, and abutments
• Gutters and downpipe inlets for blockages and damage
• Flat roof membranes for punctures, blistering, and pooling
• Solar panels for soiling, cracking, or hot spots (with thermal camera)
• Render and cladding on upper elevations
The inspection is recorded as high-resolution video and stills. A report can be produced from the footage, with annotated images identifying specific defects and their locations.
The Case Against Scaffolding
Scaffolding has its place — for maintenance works, it’s unavoidable. But for inspection purposes, it is almost always disproportionate.

Beyond cost, scaffolding creates disruption for tenants, restricts car parking, requires pedestrian protection, and may need local authority notification. For a condition survey or insurance assessment, none of that overhead is necessary.
When Drone Inspections Are Particularly Valuable
Pre-purchase surveys. Before buying a property — particularly period buildings with complex rooflines — a drone inspection gives buyers and surveyors a detailed view of the roof condition without the cost or delay of scaffolding.
Insurance claims. When a building has sustained storm or impact damage, a drone inspection provides clear, date-stamped photographic evidence for the claim.
Planned maintenance. Identifying defects early — a cracked tile here, failed flashing there — allows building owners to address minor issues before they become major ones.
Commercial and industrial buildings. Large flat-roofed units, warehouses, and retail properties can be surveyed efficiently from the air in a fraction of the time a rope access team would take.
Listed buildings and heritage properties. Where access is particularly sensitive, a drone inspection avoids the need to erect structures against historic fabric.
Are There Any Limitations?
Drone inspections are highly effective for visual and thermal assessment, but they cannot replace hands-on investigation for all purposes. A drone cannot flex a tile to test its fixing, probe pointing mortar, or apply water to test a seal.
For pre-purchase surveys or insurance assessments, a drone inspection is typically used alongside a desktop survey and may recommend specific areas for further investigation on access.
